The Fed, 7% Mortgages and What Sellers Should Watch

October 10, 2026 · By Pieter Lombard

The Fed, 7% Mortgages and What Sellers Should Watch is more than a headline for an owner planning a sale. The latest release gives useful national or state context, but it should be read as one layer of evidence rather than a price prediction for a particular address. This article explains the figures, the limits of the data and the practical decisions an FSBO seller can make now.

What the release says

  • The federal funds target moved to 3.75%–4.00% on September 16.
  • Freddie Mac’s October 8 survey put the average 30-year fixed rate at 7.40%.
  • Mortgage rates respond to bond markets and inflation expectations, not only to the Federal Reserve’s policy rate.

A higher borrowing cost can shrink a buyer’s comfortable price range even when the home itself has not changed. Sellers should watch monthly payment sensitivity, not just headline demand. Published measures differ in timing and method: a weekly mortgage survey, a monthly sales report and a repeat-sales price index answer different questions. A national average can move in the opposite direction from a neighborhood, and a median can change because the mix of homes sold changed. Use the release to frame the market, then verify the conditions around the property.

The FSBO action plan

Price against current competing listings, make tax and HOA figures easy to find, and use a realistic financing estimate. Build room for inspection and appraisal negotiations instead of assuming every qualified buyer can stretch. Keep a dated pricing file with the listings you considered, their status and the reason for any adjustment. Record every material feature accurately and make recurring costs easy to understand. Buyers should be able to see the property’s tax year, HOA dues, special assessments and known condition issues without having to reconstruct them from scattered messages.

Strong owner-led selling is operational: respond promptly, control access, preserve written records and direct legal, tax, title, lending and inspection questions to qualified professionals. Do not present national reporting as a guarantee of a sale price or financing outcome. Revisit the local comparable set whenever a nearby home closes, a competing listing cuts its price, or buyer feedback repeatedly points to the same concern.

Bottom line: translate market news into a small number of verifiable listing decisions. The goal is not to predict the next rate move; it is to make the home easy to evaluate, easy to show and responsibly priced for the evidence available on the publication date.
