Fix Your Walls and Repaint Before You List: Weekend Plan
Walk into your own home like a buyer for a second. What do you see? Scuff marks by the door. A nail hole where a picture used to hang. That one wall you painted deep red in 2016 because it felt like a good idea at the time. Buyers see all of it, and every mark knocks a little off what they'll offer.
Here's the good news: this is the cheapest fix in selling. A weekend, some filler, and a couple of gallons of paint will do more for your sale than almost anything else you can buy.
Start with the walls themselves. Fill every nail hole and crack with lightweight spackle and a putty knife. Scrape it flat, let it dry, sand it smooth. Fix the dings in the corners and the scuffs along the hallway. Run your hand over it โ if you can feel it, you'll see it through paint. Caulk the gaps where trim meets the wall. This part is boring and it matters more than the paint does.
Then paint โ neutral, and everywhere it counts. One light, warm neutral through the main living areas makes the whole place feel bigger and lets buyers picture their own stuff in the room. Your red feature wall might be the thing you love most about the house. Paint over it anyway. You're selling the house now, not decorating it.
Tape your edges properly before you roll. Sloppy paint lines along the ceiling and trim scream amateur, and buyers start wondering what else was done cheap. Good painter's tape, pressed down firm, pulled while the last coat is still tacky โ that's the difference between a room that looks professionally done and one that looks like a rush job.
While you're at it, freshen the front door and any tired trim. Curb appeal starts before they walk in, and a freshly painted door photographs beautifully for your listing photos.
Total spend if you do it yourself: a few hundred dollars, most of it paint. Compare that with the thousands buyers shave off an offer when a place looks tired. When you're ready to put it on the market, you can list it yourself and keep the commission in your pocket too.
