Compare Offers by Net and Risk

August 15, 2026 · By Pieter Lombard

The highest price is not always the strongest offer after concessions, financing and contingencies. A professional FSBO process makes the reasoning visible to buyers and keeps the seller from improvising under pressure. Complete this work before the listing goes public, then keep the supporting notes with the transaction file.

A practical sequence

  • Calculate estimated net proceeds for every offer.
  • Compare financing, appraisal and inspection terms.
  • Check deposit, deadlines and proof of funds.

Read the whole contract and avoid deciding from a one-page summary. A lower offer with strong financing and fewer uncertain credits may outperform a higher number. Ask counsel to explain unfamiliar clauses before signing.

Use objective language and record the source of every material fact. If a measurement, system age, permit, fee or legal requirement is uncertain, say what is known and verify the rest rather than filling the gap with an estimate. State and local rules can change the forms, deadlines and professionals involved, so a generic checklist is a starting point, not a substitute for current local advice.

Before publishing, read the listing as a buyer would. Can someone understand the home’s condition, ongoing costs, showing process and next step without calling for basic information? Remove claims you cannot support, keep sensitive information out of public remarks and create a calendar for follow-up. A careful file protects clarity during negotiation and gives the closing team cleaner information when the sale moves forward.
