Set a Deadline and Response Plan for Offers

June 6, 2026 · By Pieter Lombard

A clear process helps an owner respond consistently without manufacturing pressure. A professional FSBO process makes the reasoning visible to buyers and keeps the seller from improvising under pressure. Complete this work before the listing goes public, then keep the supporting notes with the transaction file.

A practical sequence

  • Choose who can receive offers and when.
  • Acknowledge every complete offer promptly.
  • Compare on one worksheet and document decisions.

Avoid inventing competing offers. If you set a deadline, explain whether you may accept an offer earlier. Follow the contract’s written notice rules and let legal counsel handle any uncertainty.

Use objective language and record the source of every material fact. If a measurement, system age, permit, fee or legal requirement is uncertain, say what is known and verify the rest rather than filling the gap with an estimate. State and local rules can change the forms, deadlines and professionals involved, so a generic checklist is a starting point, not a substitute for current local advice.

Before publishing, read the listing as a buyer would. Can someone understand the home’s condition, ongoing costs, showing process and next step without calling for basic information? Remove claims you cannot support, keep sensitive information out of public remarks and create a calendar for follow-up. A careful file protects clarity during negotiation and gives the closing team cleaner information when the sale moves forward.
