Estimate Seller Closing Costs Before Negotiating

June 27, 2026 · By Pieter Lombard

Know the likely deductions from your proceeds before accepting a concession. A professional FSBO process makes the reasoning visible to buyers and keeps the seller from improvising under pressure. Complete this work before the listing goes public, then keep the supporting notes with the transaction file.

A practical sequence

  • List transfer taxes, settlement fees and title charges.
  • Include prorated taxes, HOA items and agreed credits.
  • Separate mortgage payoff from transaction costs.

Exact charges depend on state, county, contract and provider. Build a conservative worksheet, request written estimates and update it for every offer. Net proceeds—not the purchase price alone—should guide negotiations.

Use objective language and record the source of every material fact. If a measurement, system age, permit, fee or legal requirement is uncertain, say what is known and verify the rest rather than filling the gap with an estimate. State and local rules can change the forms, deadlines and professionals involved, so a generic checklist is a starting point, not a substitute for current local advice.

Before publishing, read the listing as a buyer would. Can someone understand the home’s condition, ongoing costs, showing process and next step without calling for basic information? Remove claims you cannot support, keep sensitive information out of public remarks and create a calendar for follow-up. A careful file protects clarity during negotiation and gives the closing team cleaner information when the sale moves forward.
